Lexington County stretches across about 757 square miles, and Puzzled Comfort Solutions answers heating and cooling calls throughout it from our shop in the town of Lexington, the county seat. Most addresses are roughly 10 to 40 minutes out: a quick hop down SC-6 to Red Bank, a longer run up I-26 toward Chapin or out US-1 to Batesburg-Leesville. Emergency calls are answered 24/7, and the 293,991 people counted here in 2020 live in very different kinds of houses.

Congaree ranches, Lake Murray houses and rural lots: the county's housing mix

The eastern edge, along the Congaree River, holds the county's oldest suburban streets. Around Cayce and West Columbia, brick ranches built from the 1960s into the 1980s sit on crawlspaces with metal ducts underneath. Humid summer air under the floor makes poorly insulated ducts sweat, and that water soaks insulation and rots wood. Many of these homes are ready for ductwork replacement rather than another patch. Census Bureau estimates for 2020 to 2024 put the county's median home at 1993 construction, yet Cayce's median is 1969.

Move west and north and the homes get newer. Subdivisions built after 2000 near Lexington, Red Bank and Chapin are mostly two-story vinyl houses with the air handler in the attic. Attic heat strains those units, and a clogged condensate drain (the pipe that carries off water pulled from your indoor air) can stain a ceiling in a single afternoon.

Lake Murray, roughly 50,000 acres and shared with three other counties, adds larger homes that often run two or more systems. To the south and west, past Gilbert, Swansea and Pelion, the county turns rural, with manufactured homes, propane tanks and long driveways. The same estimates count roughly one in six county housing units as mobile homes, and about a quarter of households use utility gas for heat. A heat pump there may be the only source of heat in the house, so a winter failure is urgent.

Which repairs and upgrades do Lexington County households request most?

The list below reflects the mix above: long cooling seasons, older ducts on the east side, attic equipment in newer subdivisions and plenty of homes without natural gas.

Covering I-20, I-26 and the two-lane south end from one county-seat shop

Working out of the county seat puts us at the center of the road network. I-20 and I-26 carry us toward Irmo, Seven Oaks and the riverfront cities; I-77 begins in Cayce for calls near the Richland County line. US-1 and US-378 run east through Oak Grove, and US-1 continues west to Batesburg-Leesville. SC-6 heads north to the Lake Murray dam and south through Red Bank toward Swansea.

On the phone we ask what the system is doing, what kind of house it serves and whether anyone at home is vulnerable to heat or cold. We can often get there the same day, we call ahead, and you hear the pros and cons of each option before deciding. A straightforward repair or heat pump service comes first when it fits; when replacement makes sense, equipment can often be installed within days.

Permits, county offices and the landmarks we navigate by

Lexington County was chartered in 1785 and named for the Battles of Lexington and Concord, and its rules for HVAC work are fairly plain. The county's building permit FAQ says replacing a regulated mechanical system needs a permit, while routine repairs and maintenance do not. Unincorporated addresses are handled by the county's Building Inspections office on South Lake Drive in Lexington. Incorporated places run their own process: Cayce issues mechanical permits for HVAC work and asks contractors to hold a city business license. For commercial jobs, the county asks each mechanical subcontractor to file a copy of its South Carolina LLR license. Storefronts, offices and churches anywhere in the county can book commercial HVAC repair around their opening hours.

The county's anchors help us plan routes and talk through calls. Columbia Metropolitan Airport sits on the east side, Lexington Medical Center in West Columbia is one of the county's largest employers, and four of Midlands Technical College's seven campuses are here. Water shapes the map too: about 58 of the county's square miles are water, from Lake Murray to the Broad, Saluda and Congaree rivers and the North Fork Edisto in the south. If a storm or outage takes out your system, our 24/7 emergency HVAC service line is the place to start.

What do Lexington County homeowners ask about coverage, permits and equipment?

Do you serve every part of Lexington County or only the area around the town of Lexington?

We take calls across the whole county. The shop is in the county seat, so most addresses are roughly 10 to 40 minutes away. Close-in places such as Red Bank and Oak Grove are the shortest drives; Irmo, Chapin, Pelion, Swansea and Batesburg-Leesville take longer. Give us the address and the symptom, and you will hear an honest estimate of when a technician can get there.

Do I need a permit to replace a furnace, heat pump or air conditioner in Lexington County?

Usually yes. The county's building permit FAQ says replacing a mechanical system regulated by its building codes ordinance requires a permit, while ordinary repairs and maintenance do not. Unincorporated addresses go through the county's Building Inspections office in Lexington. Cities and towns such as Cayce issue their own mechanical permits, so ask any installer whether the permit is part of the quote.

Are heat pumps or gas furnaces more common in Lexington County homes?

Both are common, and the answer often depends on the road you live on. Natural gas is available only where lines have been run, so many rural homes rely on a heat pump or a propane furnace. Heat pumps handle most Midlands winter days well but switch to backup heat strips when a hard freeze drops temperatures into the 20s. We service and install both types.

How can I check whether an HVAC contractor is allowed to work in Lexington County?

Look the company up on the South Carolina Department of Labor, Licensing and Regulation website, which licenses heating and air contractors. The county's commercial permit requirements ask each mechanical subcontractor to file a copy of its LLR license, and some cities, including Cayce, also require a local business license. Any contractor should be able to give you the name the license is listed under.

“Chong showed up on time and took a look at our system. We wanted a full duct work replacement and he agreed it was a good idea. He helped us with very easy financing. He arrived to do the job when he said he would and did excellent work. When he was done, he cleaned everything up. You wouldn't have even known he was there. Our AC works better than it ever has. We can't recommend Puzzled Comfort Solutions more. They are awesome to work with and do excellent work. Thank you very much Chong.”

“My A/C fan was on, but was not cooling. That was on a Friday night. I called the technician that night which was late at 8.45 pm. He said that he could get to me around 2 to 3 pm Saturday., I said I wanted to find someone tonight , but if I can’t find anyone could I call you back and he said yes. We used fans that night, but I call the Technician back at 9am the next morning. He was here by 10:30 am. He was very professional and explained everything that asked. He made sure to give me maintenance advice and a federal worker discount. I’m very happy and will call Puzzled Comfort Solutions again when needed.”
